Real Estate Investment Analysis
We identify and analyze multi-family homes and single family properties (including foreclosures, short-sales, and bank-owned properties) that may be good buys as rental investments. Once a client provides us with the parameters for a property search (e.g., location and price range, property type, cash-on-cash rate of return or cap rate), we do a detailed search. From an initial list of investment projects, working with the client, we analyze those which look promising. Our analysis provides the client with a set of data to judge investment value, including:
- past rental performance and neighborhood history
- anticipated operating expenses and effective gross income
- estimated total depreciation
- anticipated principal reduction
