Application Instructions

In order for you to rent from us, you must fully complete the rental application. We want you to know how to complete this application and what our company does with it.

When filling out this application write in every blank—even if you need to put “None,” or “N.A.” in some blanks. Please write clearly or print in the space provided; if additional space is needed, continue on the back side. Take your time and look up any information called for on the application which you’re at all uncertain about. Don’t guess.

Make sure you read the declaration just above the signature line and that you agree to it before you sign your name to the application. It states that the information you have provided is true and it authorizes us to verify your references and your credit as they relate to your tenancy now and your ability to pay rent in the future.

When you have completed your application, review it to make sure that it is accurate, complete, and legible. Look particularly for transposed numbers or misspellings.

Once we receive your application, we verify as much of it as we can in a variety of ways. For example, we  look at your actual driver’s license or some other official picture identification which you use whenever you cash a check. We contact your current landlord or manager about how long you’ve been at your current address, how much you’ve been paying for rent, why you are moving, and your compliance with the terms of the lease. Then we contact your previous landlord or manager asking the same questions about your previous tenancy.

Next we call whoever can verify your source of income to determine how much you generally receive from that source every month and how long you have been receiving it. We also contact your personal references to verify that they know you and that we have their correct addresses and phone numbers so that we can contact them should anything happen to you. Finally, if the information we have already collected appears satisfactory, we then order a credit report, an eviction report, criminal records, and a bad check report.

Now, if you suspect we might discover something that could jeopardize approval of your application, and if you want to tell us about it before we go to all of the trouble of checking your background, then feel free to do so. We’d be glad to talk with you about it. Otherwise, we expect no surprises when we’re verifying your application information and hope that we will soon be doing business together as landlord and tenant.
